Your Relaunch Plan

Every home sale comes down to 4 metrics.

Price, condition, marketing and availability. All four are in your hands. Here is how we get all four right for your home, starting on day one.

1

Price

I know you think your home is one of the best on the street. It may be. You have also lived there, cared for it and paid for every upgrade, so it is hard to see it the way a buyer does.

If you want my honest opinion, without the emotion attached, I'll give it to you, as long as you promise not to take offense. Price is not about what the home deserves. It is about strategy.

You can be a realistic seller who sells, or a hopeful seller who sits on the market and later blames the market, the photos or the agent. I'd rather tell you the truth up front than watch that happen.

Condition

Your home has to be show-ready at all times. Buyers decide in the first few photos and the first 10 seconds through the door.

Below is a real example of a property that didn't sell the first time.

Where 18 years of expertise comes in

With my experience I know what buyers want. Ill share my opinions on what changes to make and you decide if you want to get it done on your own or have me bring in my own crews & vendors at competitive pricing.

Marketing

A great home that no one sees doesn't sell. Marketing is how the right buyers find it fast — and how they fall for it before they ever walk through the door.

Professional photos, staging and a listing that shows the home at its best, pushed out across every portal and to the agents who have ready buyers in your area right now.

4

Availability

The home needs to be available to show at all times. Buyers who are ready to buy are usually touring several homes in one afternoon. If yours isn't open that day, they fall for one that is.

  • Lockbox on, so agents can show with short notice
  • Say yes to evenings and weekends, when most buyers are free
  • A 20-minute reset routine, so show-ready is easy to keep up
  • Pets and valuables have a plan before the first showing

Price strategy, part two

Most buyers buy the payment, not the price.

Today buyers shop by their monthly payment. That opens a door most agents never use. Sometimes there are ways to put more money in your pocket even when the deal looks like a lower price, if you work with the right lender.

I've partnered with a top lender who has programs for every type of property. Together we use creative financing to lower the buyer's monthly payment without lowering your sale price. The buyer gets a payment they can live with while you keep your price strong. That's a win for both sides. We will get creative to net you the most money.

  • Put your concession toward lowering the buyer's rate, not toward cutting the price
  • Market the monthly payment, not just the price, so more buyers see they can afford it
  • Buyers matched with my lending partner early, so offers come in stronger and close cleaner

Why price strategy matters

Your best buyers show up in the first 30 days.

A new listing gets the most attention it will ever get in its first few weeks. Every serious buyer and buyer's agent watching your area sees it at once. The goal is to capture the highest chance of a sale inside that window. After it closes, the people who are left are tire kickers, low-ballers and buyers who think they can push you around.

Days 1–30Serious, qualified buyers. Strongest offers. Sometimes more than one.
Days 31–60Fewer showings. Tire kickers and "we'll think about it."
Day 60+Low-ball offers, price cuts and buyers who ask what's wrong with it.

Which one do you want to be?

The realistic seller

  • Prices with the sold homes, not the hopeful ones
  • Gets the house show-ready before day one
  • Says yes to showings
  • Picks the best of the early offers and moves on with life
PRICEREDUCED127DAYS ON MKT"It's the market.""It's the agent."

The hopeful seller

  • Prices for what the home "deserves" and waits
  • Misses the first 30 days, when the best buyers were looking
  • Fields low-ball offers and cuts the price anyway
  • Nets less months later, then blames everyone else
